Experience
Joanne has been with Winthrop & Weinstine, P.A., since 1988 and is a shareholder practicing in the areas of real estate and estate planning. In the real estate area, she has developed an expertise in real estate development and finance with an emphasis in both commercial property and multifamily housing development (low income and market rate). Her experience includes:
- Representing sellers and purchasers in the sale and acquisition of improved and unimproved property
- Negotiating purchase agreements and conveyance documents
- Reviewing and negotiating complex public and private financing documents (both debt and equity)
- Advising property taxpayers on real estate tax issues and conducting real estate tax appeals
- Advising on effectively structuring sales and seller financing
- Representing residential housing developers in the creation of common interest communities (condominiums, townhomes and other planned communities)and advising upon their ongoing administration
- Representing owners of real estate in the resolution of title issues through land title registrations, proceedings subsequent thereto, and quiet title actions, as well as in negotiations with neighboring landowners
- Reviewing titles, surveys and other due diligence materials Representing landlords and tenants in the negotiation and drafting of commercial leases
- Representing lenders in the foreclosure of troubled loans and sellers in their cancellation of defaulted contracts for deed
In the estate planning area, Joanne has focused on representation of individuals in their efforts to transfer wealth effectively during life or at death to succeeding generations through the drafting of wills and trusts (both revocable and irrevocable). She advises personal representatives and trustees on the administration of estates and trusts, and provides expertise on real estate issues which arise.
